What's your business, and who are your customers?

I have been in residential property management for 30 years. In addition to full-service property and asset management, about ten years ago, I started teaching Pre Licensing for Property Management in the state of SD, continuing education for anyone with a real estate license in the state, and teaching HUD Housing. My clientele is individual property owners and corporations who own rental units, as well as education for those in the industry and looking to get into the real estate world.

Tell us about yourself

My college degree is in Hotel Restaurant Management. (The Hospitality Business) Little did I know that one day my residents would be staying for years at a time instead of in and out of a hotel or restaurant. However, it is the same work, just a bit of a different shift in the goals.

What's your biggest accomplishment as a business owner?

The accomplishments I am most proud of are when I have been able to do a great job in upgrading a property for an owner through cost-effective measures. As well as specializing in long-term residents. My longest to date is 18 years and counting.

What's one of the hardest things that come with being a business owner?

The hardest thing is treating all people the same. Just as HUD requires while still staying in the moral compass of being a good person. Everyone has a different story and reason for renting housing, and you have to know when to draw the line and keep reminding yourself you are an agent for the property owner and keep residents at arm's length. It's all business all the time, 24/7/365. No Holidays, No Weekends, and No Time Off.

What are the top tips you'd give to anyone looking to start, run and grow a business today?

  1. Do your research! Find out who in the industry you want to do that best job and have the best reputation for what they do, and make sure your goals are similar to their expectations and goals.
  2. Work for that company and learn every part of the business that you can from the company. Then you can use what you know to target your niche in the business will be.
  3. Make the commitment and stay with it 110 percent. Nothing worth having comes easy, and keep your short-term and long-term goals tangible with a clear view of how you will reach them.

Is there anything else you'd like to share?

Property Management isn't for the faint of heart. You have to move people out of units, dispose of belongings and clean up bad situations. Remember, everyone has a story, and not everyone is in a position to own a home. That is the reason we have a property management industry.
