Interested in starting your own entrepreneurial journey but unsure what to expect? Then read up on our interview with Tegan Smith, Principal of Channel Consulting, located in Vancouver, BC, Canada.

What's your business, and who are your customers?

Channel is a Vancouver real estate planning consultant firm leading land use approvals and government relations. We specialize in land use planning, land use studies, zoning reports, zoning opinions, urban planning, land use approvals, and government relations for land development. Channel sets the tone for real estate developers, government organizations, and non-profit groups to work with municipal governments, as well as FLNRORD, DFO, ALC, MOTI, and First Nations.

We support private development, government, and non-profit clients in assessing the impacts of land use regulations on land development. We empower good decisions by municipal Councils, statutory decision-makers, investment committees, capital committees, and Boards.

Tell us about yourself

When I was working in government and when I was working in a real estate development company, I noticed that there is a space in between the project and the land use approvals project that needs to be managed intentionally. I saw the value in listening to diverse perspectives in order to develop solutions to advance complex projects through land use approvals.

I have designed Channel Consulting to align with my gifts of listening and connecting people to find the truth. I thrive when I am listening about issues and then connecting the most talented team to unlock solutions on land development projects in the Vancouver region.

What's your biggest accomplishment as a business owner?

My most significant accomplishment is building a successful company that fully aligns with my values.

What's one of the hardest things that come with being a business owner?

The biggest challenge for me has been to set healthy boundaries around my time and focus on allowing myself the time that I need for rest. In my experience, it takes rest and reflection to be at my best. I believe that focussing on rest has been the secret to my success in attracting people and opportunities in my business.

What are the top tips you'd give to anyone looking to start, run and grow a business today?

  1. Every day make time to know yourself.
  2. Be curious about what you need to be successful.
  3. Play to your strengths and engage with help from others as needed.
